Palos Verdes Estates, CA Real Estate

Palos Verdes Estates is an incorporated city located near Los Angeles. Designed by American landscape architect and planner Frederick Law Olmsted, Palos Verdes Estates was one of the earliest "master planned" communities. The town is located on the Palos Verdes Pennisula, and faces the Pacific Ocean. Twenty-eight percent of city land is permanently deeded as parkland and maintained as dedicated open space. Palos Verdes Estates is one of the most affluent communities in the country.

The city is mainly residential, with no traffic lights and relatively limited commercial areas around Malaga Cove and Lunada Bay. Palos Verdes Estates' aesthetics and architecture are protected by an Art Jury, a non-governmental organization which must approve any exterior alteration to any building, fence, sidewalk, or other structure.

Home to more than 13,000 people, the city has some large estate homes, sitting on huge lots. Many of these homes have over 10,000 square feet of space, and sit on lots that may be over 100,000 square feet in size. Of course, there are several condominium properties and town home communities. These are very nice, and have very moderate price ranges.

Eleven elementary schools, three intermediate, and three high schools serve Palos Verdes Estates. Some of the schools are actually located in the Los Angeles Unified School District (LAUSD); however Eastview residents can opt to send their children to school in either LAUSD or Palos Verdes Penisula Unified School District (PVPUSD). The Chadwick School, which is a very well known, very good private school, is also located in Palos Verdes Estates. This school has facilities for students in Grades K-12.
